PPM provides full service property and asset management at the 176,000 square foot, fully leased Airport Corporate Park in Ewing, NJ. In addition to providing property and asset management, PPM has overseen, on behalf of the Landlord, major core and shell construction for the 126,000 sf renovation of the Cenlar FSB space. Project costs exceeded $4 million. PPM also managed the Tenant Improvements for Horizon Blue Cross Blue Shields 20,000 sf buildout valued in excess of $900,000.
PPM provides oversight of the common area and Class A amenities located at the PrincetonSouth Corporate Center in Ewing, NJ. Management responsibilities include the creation and administration of the operating budget, the provision of financial reporting to the ownership entities within the corporate park, dispatching and overseeing vendor service providers and ensuring that all amenities are up to par with competing Class A business parks.
PPM has provided ongoing property management services on behalf of the landlord since the property was acquired in 2011. PPM has responsibility for budget creation and implementation, vendor management, timely on-call maintenance and provides recommendation for capital and maintenance projects. PPM has also worked with the landlord to oversee two construction management projects that resulted in the total refurbishment of the building.
100/150 College Road West, Princeton, NJ Planning and managing over $1.2 million of Capital Improvements on a 2 building, 225,000 sf campus to create a premier Class “A” Office environment. This work increases marketability, rental rates and ultimate sale value of the asset. Capital Improvements include new lobbies, entrance and landscape.
